I attended the Bluwater agent only event yesterday where the Invidiata Team graciously hosted the introduction to Bluwater Condominiums for realtors.
There are going to be three buildings of which only the first two buildings A and B. are currently released. Building A on the east side of the site closest to downtown Oakville and will have 71 units in it. Building B is in the center of the three buildings, and faces the pool and then Lake Ontario. Building B. has 61 units in it. Building C will be released at a later date and will contain 72 units. Bluwater therefore will be 204 units.
The price per square foot in Bluwater ranges from $489 per square foot up to $655 per square foot.
The size of the units in Bluwater range from 695 ft.², up to 2685 ft.².
The price premium per floor above the ground floor is approximately $5000 per floor.
The units that have no Lake view are at the lower range of the price per square foot spectrum and units with pool and lake views are higher.
The deposit structure is $5000 with the agreement of purchase and sale and the balance up to 5% of the value of the units in 90 days. 5% more in 120 days after that 5% more in construction start date. Another 5% 120 days after construction start date and 5% on occupancy, which is currently scheduled for March 7, 2013. You get one underground parking space, one locker and the HST is included in the purchase price maintenance fees are estimated at $.51 per square foot and property taxes are estimated at 1% of the purchase price.
The special pricing available before August 26 for clients who come in with their Realtors is 5% off of the listed price. These prices are in effect only until August 26, 2010. Preliminary information indicated that Thursday, August 26 would be the first opportunity to make a purchase at Bluwater. At yesterday’s session they indicated that units may be selected, starting immediately, and if the paperwork is in that deals could be accepted before the 26th. Completed worksheets will be time and date stamped and processed in the order in which they are received by fax sent by the realtor that you are working with. If you were seriously thinking of a condominium at Bluwater and want the opportunity of first choice and also want the opportunity of saving 5% then it is in your best interests to talk to your realtor as soon as possible.
There will be an opportunity for realtors to take their clients for a viewing of the site. On Saturday, August 21 between the two and five. This is by invitation only, with realtors and their clients.
