Pool and Spa on Lake Ontario Bluwater Condos, Oakville

Looking at the artists rendition of the  Bluwater Condos in Oakville  it looks very elegant and chic. It reminds me of Cancun hotels with the large pool overlooking the water. The pool is between the center tower (of 3) and Lake Ontario. Many units will have  great views of the pool and that will add to the resort feel of this condo. I have a pool in my back yard and although I seldom go swimming it creates that “vacation”  feeling.

Price Point for Bluwater Condos, Oakville

On the preliminary information from Bluwater Condos they state that the units will be priced from the low $400s to over $1.5 million and the Bluewater suites will range in size from 695 feet up to 2715 feet. If you match up the smallest size and the lowest price and the largest size and the highest price than that works out to $575 per square foot for the small unit and $552 per square foot for the large unit. Pricing of condominium units is a very interesting study. Many factors come into play, including the height in the building, the view, the balcony space, etc. Some  condominium developments (not Bluwater) will add $200 per square foot for a water view as compared to a town view. The premium per floor varies wildly amongst condominium developments, but typically higher is more expensive. We will have a better idea of the price points and premiums after the brokers/agents introductory session on August 17. I will keep you posted.

Pembertons Bluwater Condos Oakville Rollout

As a Realtor I received the following dates regarding the rollout of the Bluewater Condominium project being built by Pemberton and being marketed by The INVIDIATA Team of RE/MAX Aboutowne Brokerage. August 17 is a broker/agent information date. August 26 is the date for broker/agent purchasing and the general public opening will be on September 18, 2010. Condominium roll outs can take many forms. Builders like Mattamy will quite often just have one opening date where people line up and at 11 o’clock on a Saturday they will open the doors and the people who were lined up will get first selection of the units. Most condominium developments market their properties in a cooperative fashion through the Realtors community. To ensure that the realtors are aware of and knowledgeable of the product that is being brought to market they will have information days such as the one that Bluewater will have on August 17. Realtors may then contact their clients and give them the information that they learned to see if this development is a good fit. If the clients are interested then those realtors may bring them typically to a purchasing opportunity where they will have full details of the condominiums that are being built and will have the option of buying a unit on that day. For this development that day he will be August 26 for broker/agent purchasing. For members of the public who are not working with a realtor the grand opening of the project will be on September 18. Quite often there are incentives and discounts for people who buy with their broker/agent on the broker/agent purchasing day. If you are interested in the Bluewater project then I suggest that you contact  and encourage your realtor to attend the August 17 information date. I will be there on Aug 17 and on August 26. I have attended the initial meetings for 111 Forsythe, The Shores, Ashford Terrace, Alton Village-Cornerstone, The Woods of Aubergene, 1 Bloor Street, and X. It is the beginning of a three to five year cycle for investors. We will know more about the rollout for Bluewater after the initial meeting on August 17. I will keep you posted.
