Bluwater Condos, Oakville For Sale Aug 1,2014

I received an email from Pemberton stating that the builder has 5 units left at Bluwater Condos in Oakville with some significant incentives to buy now. Occupancy is scheduled to begin this year. Some buyers for various reasons want to set up their units for rental, assignment or for sale (after registration). The occupancy period is when the buyers do not own the unit, pay a monthly occupancy fee, and have access to live there. Upon registration the buyer will pay the builder the balance of the purchase price and receive title to their condo. Once the buyer has title they may lease or resell in a normal process. The rules for possible assignments and how the unit may be used during the occupancy period are typically part of the original agreement of purchase and sale. Occupancy periods vary between condo developments. Ashford Terrace on Hold!!!!

The Oakville Beaver reported that the project is on hold. The sales office is temporarily closed and there is no new date when the project may continue. The Beaver article link is http://www.oakvillebeaver.com/news/article/289048  . Ashford Terrace has one of the premium lakefront locations. In my opinion the units were reasonably priced and the site and buildings were great. The thing that is missing is a local community where people can walk to a coffee shop or stroll and windowshop. This is the second condo development in the Lakeshore Woods area to be delayed or reconfigured in the past 3 years and I think it is because condo owners are looking for a community with stores and shops more than just a great location-even if it is on the lake! Time will tell what the future Ashford Terrace will look like and when we might see it.

From 8% To 48% In 6 Months – WOW

Six months ago I wrote how the sales to listing ratio was 8% over the previous 2 months. http://eyesonoakville.wordpress.com/2009/01/24/the-8-challenge/ I just ran the numbers for Oakville and over the last 30 days we sold 359 homes and there are currently 738 homes on the market. The current sales to listing ratio is 48%. How did we go from 8% to 48% in just 6 months in an environment where unemployment is high and the recovery is questioned? WOW WOW WOW I quess it answers the questions raised by my observations of multiple offers and interest rates 2 months ago http://eyesonoakville.wordpress.com/2009/05/31/multiple-offers-interest-rates/

Homebuyers are telling us something here with their wallets. Is it a blip? Time will tell but just as I noted the extreme of 8% in Dec/Jan it is imperative to point out that 48% sales to listing ratio can not be sustained without reducing inventory and the subsequent supply and demand impact of higher prices. Will we cool on sales or are prices going to spike? I thnk prices are headed up-What do you think?

Act Now if Interested

Ashford Terrace are having a Realtors reception on Tues Feb 24 from 2-4 to roll out their new prices (see last post) to the local Realtor community and to introduce a new commission structure. If you want one of the better units before more exposure go before next Tuesday. As I stated in my last post I have reviewed the options and selected the best opportunities (in my opinion). Happy Owner

I met a gentleman that I had previously discussed condos with the other day and he told me that he has purchased in Ashford Terrace. He had his choice of many condos but the appeal for him (them) was the unobstructed lake view and the huge terraces. I can picture him and his wife entertaining on the terrace and  I think they made a wise purchase that will enhance their lifestyle.
