Bluwater Condos, Oakville For Sale Aug 1,2014

I received an email from Pemberton stating that the builder has 5 units left at Bluwater Condos in Oakville with some significant incentives to buy now. Occupancy is scheduled to begin this year. Some buyers for various reasons want to set up their units for rental, assignment or for sale (after registration). The occupancy period is when the buyers do not own the unit, pay a monthly occupancy fee, and have access to live there. Upon registration the buyer will pay the builder the balance of the purchase price and receive title to their condo. Once the buyer has title they may lease or resell in a normal process. The rules for possible assignments and how the unit may be used during the occupancy period are typically part of the original agreement of purchase and sale. Occupancy periods vary between condo developments. Bluwater Condos in Oakville. Site pictures July,2014

The Bluwater Condos in Oakville are taking shape with the start of occupancy scheduled for fall 2014. I took some pictures around the site with the hope that you may pick out the unit you purchased and see how it is with respect to the views, trees, lake and other buildings in the condo. Bluwater Site Plan Amendment- Town Public Meeting-Sept 13 at 5:00

Bluwater Condos, Oakville, West Building Selling Quickly.

Bluwater  by Pemberton located on Lake Ontario in Oakville is selling condos at an very healthy pace! Congratulations to the Invidiata Team and in particular Mariana Durcikova who is there whenever I visit. They started selling their 3rd building in April, 2011. If you like a western view and enjoy sunsets then pay attention because Bluwater has sold 49 of the 72 available suites in the western building in under 6 months. There are still great suites available in all 3 buildings.

Act Quickly for West Building at Bluwater Condominiums, Oakville

If you like a western view and enjoy sunsets then pay attention because Bluwater is going to start selling the 3rd and final building at Bluwater by Pemberton located on Lake Ontario in Oakville. Phase 1 included the east building and the central building. According to the email I received earlier this week

I dropped into the sales office Saturday and the sales of the west building for registered clients will start as early as April 9th. The building will be released to the general public April 30. If interested call  and get registered this week and get first choice of the west building. The sales office has two “Sold” boards with red stickers on the spoken for units.  It appears  as of now approximately 50% of the available units in Phase 1 (East and central building) have red stickers on them. Well Done!  There are  lots of prime (in my opinion) units still  available.  Call if you are interested in which units I believe offer the best value.

After the Bluwater Condos Grand Opening Weekend, Oakville

Bluwater had the public grand opening Nov 6 and now their sales office is open during the week. I visited the sales office today and it is very spacious overlooking Lake Ontario. Inside are great scale models of the complex as well as examples of the options and finishes demonstrated in a few model bathrooms and a kitchen. They have two “Sold” boards with red stickers on the spoken for units. They are selling building A and B and phase 2 will sell building C. It appears  after the grand public opening that approximately 40% of the available units have red stickers on them. Well Done!  There are  lots of prime (in my opinion) units still  available and prices do not seem to have increased so give me a call if you are interested in what I believe offers the best value.

Last Chance Before Public Grand Opening for Bluwater, Oakville

The public opening is Nov 6 at 12:00 for Bluwater Condominiums in Oakville. If you are thinking of this project get in before the grand opening by calling Bluwater or the realtor of your choice. Why would you wait any further than you have already if you are considering. There will be less choice and possibly higher prices after 12:00 Nov 6.

Will Bluwater Follow Daniels Success?

Several years ago Daniels attempted to market a multi level condo building in the middle of Lakeshore Woods (Just North East of Bluwater). The market at the time did not rush in so the put the project on hold and reintroduced it as townhomes the Daniels prebuilds and then sells with a very quick closing. I took a client into their sales office a few weeks ago and they are SOLD OUT! They opened in September and are already sold out!  So we now know that there is demand for the area as exhibited by Daniels success.  Will Bluwater be as successfull?

Bluwater Condo, Oakville, Update Oct 19,2010

The Bluwater rollout continues. There was an “Exclusive Registrants Preview Opening” on Oct 16 and 17 and it appears that the sales office at the site is ready for business but now open to the public yet. In advance of last weekend a web site and password was sent to all who registered. This site has renderings and all the floorplans on line. Remember  this was all distributed to Realtors at the Realtor Opening Day. I believe there was an Ad in the Saturday Star stating that the grand public opening is Saturday November 6 at 12:00. Once again if you are seriously considering Bluwater contact the Bluwater Sales Office (see other posts) or the Realtor of your choice to get in there before the opening. The choice will be reduced on opening day and the prices may change (only speculating!)

New Opening Yesterday at the Ocean Club in Etobicoke

Yesterday I attended the VIP Brokers reception for the Ocean Club Condominium http://www.oceanclubcondos.ca/ Development in Etobicoke. I have not analysed the info given but the project prices seem to be between $500 and $600/sq ft. This complex has over 640 units in 2 buildings and the average unit size is considerably less than Bluwater. There seems to be a large number of Condos being introduced to the market now. If you want any feedback on what I learned yesterday please call. The Ocean Club is separated from Lake Ontario by a road and some public land. Bluwater is directly on the Lake with a public stretch along the waterfront.
